Derek Bryer, Associate, eXp Realty
Meet Derek
Construction first, real estate second
Before real estate, Derek Bryer worked in residential construction for more than 20 years. He looks at a house the way a builder does: the roof, the siding, the grading and what each will cost to keep up.
He moved to Calgary from Ontario in 2006, so he also knows what it is like to choose a community in a city you have never lived in. His way of working is calm and direct. You get the reasons behind each recommendation and the time to think about them.

Questions people ask first
Which areas does Derek Bryer work in?
Calgary and the nearby municipalities of Airdrie, Chestermere, Cochrane, Langdon and Okotoks. This site has a guide to each community he works in most.
Is Derek a licensed real estate agent in Alberta?
Yes. Derek John Bryer is licensed by the Real Estate Council of Alberta (RECA) as an Associate with EXP Realty of Canada Inc. O/A eXp Realty. Anyone can confirm a licence on RECA's public ProCheck search.
What does a construction background add when I buy a home?
Derek worked in residential construction for more than 20 years. He points out what he sees in the roof, siding, windows and grading and what those items usually mean for upkeep. He is not a home inspector, so a professional inspection is still part of a careful purchase.
Is there a land transfer tax in Alberta?
No. Alberta charges land title registration fees on the transfer and on the mortgage in place of a land transfer tax. The calculator on this site works them out for any price.
Does a home evaluation cost anything?
No. Derek prepares a written estimate from recent comparable sales and there is no obligation to list with him.
